Where will the proposed residential project be built?
The proposed residential project will be located on a currently underutilized section of parking lot along Campbell Boulevard and Town Center Drive.
What type of apartments will the project include?
The project will include no more than 200 apartments with a mix of studios, 1 bedrooms and 2 bedrooms. *The project will not include 3 bedroom units.
What will be the monthly rent?
Based on our initial market research, our current anticipated monthly average rents for the above unit types are estimated at approximately $1,700 (studio), $2,000 (1 bedroom) and $2,400 (2 bedroom).
Will the project be environmentally friendly?
The building will also have a green roof. Not only will this mitigate heat gain in the hot summer months, reducing the need for air conditioning, but it also acts as a ‘sponge’ to absorb and store water when it rains. This will serve to slow stormwater coming from our site and help protect the local watershed.

Will there be residential parking?
The project is planned with surface and private garage parking. Parking for residents will include chargers for electric vehicles.
Will the project impact the operating status of THE AVENUE at White Marsh?
All businesses will remain open.
Will the project impact parking for shopping?
THE AVENUE at White Marsh is dedicated to providing an excellent experience for shoppers – which includes enhanced parking for customers. In addition to THE AVENUE parking lots, the 1st Mariner Finance lot, located on Town Center Drive (across from AMC theatres), is available for use Friday evening through Sunday. Employees are directed to park in the outer parking spaces so that the spaces closest to the center are
available to customers.
Was a community meeting held?
A Community Input Meeting was conducted on July 18, 2023.
Having operated a full-service restaurant on THE AVENUE for almost 26 years, I have seen Federal Realty make many changes and improvements that have made this property a community asset like no other. This is a gathering place for all of Baltimore and even Harford County. With that said, the one component missing from THE AVENUE is the ability to have a true community with people that live in the immediate area. To be more than a destination but a true neighborhood. Walking traffic is very important to us and we have never had that component to help us thrive. I believe bringing housing to the immediate area will be amazing. From past experience, I know Federal will do a great job and will enhance what they have already made our home. We welcome new neighbors!
